We hope you had a fantastic weekend! We went pending on two of our listings, showed a new buyer client some fantastic homes, and spent plenty of quality time with family. Now, let’s take a look at what happened in our local real estate markets last month.
🏡 New Listings were a bit of a mixed bag. Some areas saw increases compared to this time last year, while others experienced slight declines. Overall, it felt like buyers had more options to choose from than we’ve seen in quite some time.
📈 Pending Sales were similarly varied. Some markets—especially those along the I-5 corridor—saw significant increases in buyer activity, while others were a bit quieter.
⏱️ Market Pace remained strong across nearly every area. Average Days on Market ticked up slightly, which isn’t surprising given the higher inventory levels. Homes are taking a little longer to sell than they were this time last year, but well-prepared and well-priced homes are still attracting solid interest.
💰 Average Sales Prices softened modestly in most markets compared to last year. With inventory increasing and interest rates remaining elevated, this is a fairly expected market adjustment.
🎯 Sale-to-List Price Ratios remained strong, with most homes selling for approximately 100% of their list price. Some properties required minor price adjustments along the way, but overall, homes are continuing to sell.
